Damage Waiver Explained
Summary of Damage Waiver Coverage
RedAwning includes coverage for accidental damage with all of our stays to provide a hotel-like experience for guests. This coverage is for accidents such as breaking a dish or lamp, not intentional acts such as having a party or bringing a pet to a property that does not allow pets. Those other intentional acts by guests need to be resolved separately with the guest and RedAwning will support the resolution process as best we can. Note that this accidental damage coverage is not insurance and does not take the place of a home insurance policy which is required for all RedAwning properties.
Claims must relate to stays by RedAwning guests only, not any other guests, owner usage, or damage by your cleaners, maintenance team or others with access to the property. Claims must relate to the time period of the RedAwning guest's stay at the accommodation.
To qualify for coverage, hosts must contact the guest and submit a claim to RedAwning within 72 hours of checkout by the RedAwning guest. You may fulfill this obligation by following the guidelines HERE.
DAMAGE CLAIMS
- You can submit a damage claim by following the guidelines HERE.
- If the property owner or manager has their own damage waiver or damage insurance coverage, then that policy shall apply to any damage claims related to RedAwning Guests, and RedAwning will not provide coverage in that case.
- Clear documentation must be provided by property manager and/or property owner to substantiate damages (some examples and not limited to);
- Clear photos of damaged items if applicable
- 3rd party invoices
- Pricing quotes
- Snippets of communication
- Please allow RedAwning up to 15 business days to resolve your claim or reply with additional questions or information needs.
- Accidental damage reimbursement is limited to $3,000 per RedAwning Guest stay, and $12,000 per year for all stays at each property.
- Replacement cost cannot exceed the cost of the original damaged furnishing if applicable.
Accidental Damage Includes:
- Accidental damage to your place caused by guests.
- Accidental damage to your belongings caused by guests.
- Accidental damage caused by a guest's assistance animal.
Accidental Damage Does Not Include:
- Theft of cash. Jewelry, art or securities or any other theft of property.
- Damage from ordinary wear and tear, including use of recreational games and equipment such as bikes or pool tables.
- Bodily injury or property damage to guests or others.
- Intentional damage, including damage or fees related to an unauthorized party or pet.
- Charges for excess cleaning or smoking.
- Damage from weather, water, fire, or other acts of nature.
- Damage not caused directly by RedAwning Guests or their invitees within the terms of their booking.
If you have a charge that isn’t covered by the Damage Waiver, we’re still here for you. Our team will assess any damage that doesn’t qualify — like additional excess cleaning for example — and help you find a solution.
Our Damage Waiver also does not cover any of the following excluded losses:
- Any losses caused by a guest or invitee after the expiration of the booked RedAwning stay, including any overstay charges.
- Losses or damages in excess of the limitations.
- Excessive use of electricity, gas, fuel, water or other utilities provided for the covered accommodation.
- Indirect losses.
- Interruption of business, loss of use or loss of income from the property.
- Missing or lost supplies or inventory.
- Enforcement of any law or ordinance or local rule applicable to the property.
- Animals, including injuries to animals, veterinary care, boarding, medications, and all other services associated with animals.
- Identity theft or identity fraud.
- Any losses, damages, cost or expense of whatsoever nature, directly or indirectly, caused by or resulting from any of the following, regardless of any other cause or event contributing thereto:
- Any hostile act or act of war, terrorism, insurrection or rebellion;
- Actual or threatened malicious use of poisonous biological or chemical materials;
- Nuclear reaction or radiation or radioactive contamination;
- Seizure or destruction under quarantine or custom regulation, or confiscation by order of any governmental or public authority;
- Contraband, or illegal transportation or trade;
- Any dishonest act, including but not limited to theft; or
- Lack of electricity, fuel, water, gas, steam, refrigerant, sewerage, telephone or internet services due to external factors.
- The following conditions:
- Faulty workmanship, material, construction or design from any cause;
- Deterioration, depletion, rust, corrosion or erosion, inherent vice or latent defect;
- Ordinary wear and tear;
- Settling, cracking, shrinking, bulging, or expansion of foundations, floors, pavements, walls, ceilings or roofs;
- Changes of temperature or relative humidity; or
- Damage caused by insects, animals or vermin (including pets);
- Any losses, damages, claims, costs, expenses or other sums directly or indirectly arising out of or relating to mold, mildew, fungus, spores or other microorganism of any type, nature, or description, including but not limited to any substance whose presence poses an actual or potential threat to human health. This exclusion applies even if there is (i) any physical loss or damage to covered property; (ii) any peril or cause covered hereunder, whether or not contributing concurrently or in any sequence; (iii) any loss of use, occupancy, or functionality; or (iv) any action required, including but not limited to, repair, replacement, removal, cleanup, abatement, disposal, relocation, or steps taken to address medical or legal concerns.
- Any fees that may be charged to a guest by a host/property manager for additional individuals invited to, or otherwise provided access to, the covered accommodation who are not included in the guest’s booking of such covered accommodation.
- Costs arising out of the loss of, loss of use of, damage to, corruption of, inability to access, or inability to manipulate, any and all Electronic Data will not be paid. “Electronic Data” means information, facts or programs, stored as or on, created or used on, or transmitted to or from any Electronic Media. “Electronic Media” means computer software, including systems and applications software, hard or floppy disks, CD-ROMS, tapes, drives, cells, data processing devices or any other media which are used with electronically controlled equipment.
If you want more protection, you’re encouraged to opt-in to extended coverage with Safely that will cover property damage not protected by the Damage Waiver.
