We had a great time during spring break. It was not very crowded on the river and everyone enjoyed all of the decks

Our first Family vacation with our kids, their spouse and 5 grown grandkids was the best ever. The property was outstanding, very private and had all the amenities you could ever want. It felt like home. Everyone enjoyed all it had to offer. Our own dock, kayaks, great outside area for games and the games were here. Great living areas, outside patios, free Wi-Fi, every dish and utensil you could want. Beautiful lake views. It accommodated all three families. All want to come back again.

We had a great time in this house. It is right on the river with easy access. There were 4 kayaks but one had a leak which made it challenging on the water! The kitchen was very well equipped with almost any utensil or small appliance you could need. The bedroom furniture and bedding was dated but clean. There were lots of seating areas indoor and out. The only downsides were the air conditioning just couldn’t keep up with the heat while we were there. The management did send out two different repairmen but it didn’t really help. It was very warm in the upstairs living area —glad we brought a box fan! That is the other downside—the primary living space was upstairs, so everything had to be carried up a flight of stairs to put in the refrigerator, etc. But overall we would recommend and come back!

Perfect Stay - we celebrated our buddy without a hitch. House performed great and slept 7 of us without an issue. The patio's and porches are incredible and the river was perfect for floating out front. Well done!

Awesome! This is the 4th time we've stayed here and it's never disappointed. Very spacious home with all the extra's you need for a great family summer vacation. We look forward to it every year and will keep staying here as long as this home is available!

Everything was just as described in the listing, the back door had specific locking instructions which we weren't given so we had to leave it unlocked any time we left the property. The place was very clean and had all the kitchen items you could need.A little pricey but location was excellent and the water is cold!

We really love this place. It's become a family summer vacation tradition. The house is big, open and has enough space for all of us. The extra perks of having the water toys for my grandchildren is always a hit. When it's time to go we start planning for the next summer!

Our crew had 10 adults and we all had a blast staying at this river house. Less than a mile from a tube rental and river put in spot, 12 minutes from the Amphitheater and literally right on the water!!! We enjoyed both decks, the kayaks and there was plenty of yard space for kornhole. Would definitely recommend this house!

This is the 3rd time we have stayed in this beautiful home. It's got everything you need for a great summer family vacation!! Perfect location to just relax and soak in the sun right off the dock. We look forward to this every summer...we'll be back!!!!

The Leaning Oak was the perfect setting for our family river trip. Kitchen was fully equipped with anything you needed for preparing meals for the family and the outsides grills worked out great for the guys grilling. Bedrooms , bathrooms and 2 living areas were spacious and allowed all plenty of room and privacy. But the best part were the outside decks, the nice big yard and the river docks!!! We spent most of our weekend perched outside enjoying the cool river breeze and the awesome views. The kayaks were a great bonus and made traveling back and forth to the Devils Playground a quick round trip. We'll be back

We had a great time playing golf in San Marcos and floating the river. House is large and plenty of room upstairs, downstairs and on either porch. We anchored in the water 2 days and floated and people watched. I highly recommend this place and we will be coming back!!

Needed a break from Houston for a bit, and had never been to this part of Texas. Had a great time. My oldest fished his brains out, and we took the two youngest kids down the Guadalupe.

Great home to accommodate a large family, right on the river with plenty of space.

There was a total of 12 of us and we absolutely loved the house, the area, the river access. The only complaint my friends had was that the lower bedrooms need to update their mattresses as they are springy and hard and not very comfortable. The location is top-notch and the house is absolutely breathtaking and beautiful. We will be back 100%

This was a great family summer vacation experience. The house was amazing, enough room for all 10 of us comfortably. They also had lots of water toys for the kids/grandkids. Can't wait to go back next summer!

The home is perfectly designed to accommodate large families. We spent 4 days over the Thanksgiving holiday with our 3 grown kids and their families very comfortably. The home is very well equipped to include cookware and bakeware as well as 2 play pens which came in handy with 2 toddlers. The 2 level home and the 2 outdoor patios were amazing especially to enjoy morning coffee and evening adult beverages. I am so glad that we did bring a box of black trash bags which we definitely used as well as extra tp and paper towels, could've use more of the dishwashing tablets, only a few provided. The home is equipped with an outdoor stereo system which was thoroughly enjoyed the 1st night but then was not operative remainder of our stay. The yard was amazing and the kids loved being outdoors. Would highly recommend and we will definitely use again.

We enjoyed our stay at Leaning Oak and will go back again when we have a chance. This rental had everything needed for our stay and more! Great place to celebrate with family & friends! Thanks for the mini vacation!<br/>

We had a great time at this property. Close to tube rentals and beautiful views of the river. The house has good furnishings and comfortable bedding. The house is on a private drive, which made it hard for big vehicles to get through, but we didn't have too much of a problem. The house could use a few more basics in the kitchen- no salt or pepper. And the patio/deck area was dirty when we arrived and we had to set up all the outdoor furniture- but not too bad for being a rental property. The property management company was very friendly and helpful. Overall, great experience!

This rents as a 4 bedroom, but 2 of the bedrooms has really old lumpy beds. One of the downstairs beds is small, more full size than queen-not big enough for two people-one had to sleep on the sofa. Great lot and pretty location, however, it's right across from camp sites. People were playing music until early hours of morning and we were awakened to very vulgar yelling and screaming. The downstairs was old and outdated, but the upstairs was beautiful. If you just need 2 bedrooms and don't mind the neighbors, it's very nice, just too expensive for a 2 bedroom. Still waiting on my trash deposit 3 weeks later.

The property and it's location was great. The property management company and Amanda were great as well. The only issue was the AC unit in the upstairs wasn't working but Amanda worked hard to get a repair company to work on the unit and they got it fixed on Sunday. I'd book this property again.

This vacation spot was perfect. Right on the water, perfect doc and porch for enjoying outside. Overall, I would book this place again!

We really enjoyed our stay over the 4th of July. The house is in a great location. The only problem was the RV park as our view on the other side of the river. The house had a lot of things available and was clean.

the house was awesome. the only bad thing was the camp ground across the river.

We had a group of 7, for which the home was very comfortable and accommodating. The patios and deck, which were stocked with comfortable furniture, fans, and speakers, were outstanding. The river also has some nice depth at this location, which made for a great place to swim and float.

House is great for a good time with good friends. Lots of outdoor and indoor space. Really enjoy the deck on the river. Great spot to tie off a tube and hang out with friends. Hope to come back next year!

We look forward to coming back next year. Plenty of privacy and nice amenities fit my family very well.
