BOOKINGS:

*WE DO NOT ALLOW ANY 3rd PARTY BOOKINGS, and also per AIrBnB rules, to book for someone else. You need to stay if you're booking under your name. We do & will verify this information.

-To avoid scammers during Covid19, will message Check In Instruction 24 hours of Check In time "AFTER IDs (18yrs+) ARE GIVEN TO HOSTS".

***Quiet time is 10pm to 10am.***

Please be respectful of our neighbors and keep the outside noise down to a whisper after 10 pm. If the police are called due to a noise complaint there is a $1000 fee and immediate cancellation of reservation without refund or security deposit.

-Absolutely no parties or events. Our neighbors look out for excessive noise/people in our home and will alert me. There is noise monitoring equipment installed to monitor noise. If the decibels of the noise monitor goes above the legal limit, inside or outside the house at ANY time of the day or night we reserve the right to terminate your reservation with no refund.

If we receive a noise complaint, guests will be fined $500 per occurrence, and will be forced to leave if the complaints aren't fixed.

-Confirmed guests only. No visitors or additional guests without prior approval. Please be advised there are security cameras located on the property and we will monitor the number of guests. The presence of unconfirmed guests will result in immediate cancellation by AirBNB, $500 fee, and termination of your stay without refund.

-Only 2 cars allowed to park at property, do not park in front of any neighbor's home or blocking any driveways, including the property you have rented. No recreational vehicles are allowed to be parked on or in front of property without prior consent and at your risk to being towed or theft, damage or vandalism.

WIFI:

WiFi is provided as a courtesy ONLY. We cannot guarantee it will work at all times and the speed you desire, just like any WiFi anywhere else. We will do our best to fix the problem if anything is wrong, but we have to go through the service provider that may take hours to a few days and is completely out of our control. If you have to have a dedicated connection for work, you should bring your own pocket WiFi just in case as a backup.

A/C & HEATING:

Do not set the AC below 74 degrees. Set 75-78 degrees is ideal & very comfortable when outside/inside temperature is 90+! If set lower than 74 it'll freeze, stop working, and then leak. It will take hours to thaw back out and there is nothing maintenance can do to fix it! A frozen AC is not considered a maintenance emergency and maintenance will not address it until it has had time to thaw out (about 6 hours). So to avoid this problem, please keep it at 74 or above.

TRASH & RECYCLE:

Trash Day is on every Wednesday. Please pull them out to the driveway (not blocking oncoming cars), behind or side of the parking spots within the carport, the night before, Tuesday.

Trash (black cover) and Recycle bins (blue cover) are located in the back carport parking. We try our best to recycle & save the earth! Please rinse out the drinks/juices inside the cans/bottles before placing them in the Recycling Bin to avoid bugs, roaches & ants! Thank You for keeping the earth GREEN! :)

-Longer bookings over 30 days may require an additional refundable deposit upfront with a signed lease agreement.

-No smoking in the house. Any signs of smoking in the house at the cleaners discretion will result in an extra $250 cleaning fee. May smoke at the patio only!!

-No excessive drinking. Please be responsible. We want you to be safe!

-No illegal activity of any kind allowed on the property. No Illegal Drugs, No Strippers.

-Guest agree to leave the place in the same condition as they found it.

-Guests who intentionally or accidentally damages property agree to reimburse the owners for the full amount of the occurred damage. Security deposit will be charged, and may charge additional fees for the full amount of repairs.

-When you check-out please take your trash to the trash bin (black cover) & recycle items to the recycle bin (blue cover).

-This home comfortably sleeps 6 guests & 8 max. Additional guests after 6 will require approval and additional fees may apply.

-If you have any issues on or with the property: Please immediately message on this platform for quickest respond! Some of the appliances may still be under warranty. So please let us know ASAP!

-Late check out fee is $50 per hour up to two hours if available. If the guest has not left the premise by two hours after checkout an addition $500 fee will be charged to the guest per day.

-SAFETY: By renting this home you are entering an agreement with the Host and Airbnb. You are agreeing to hold harmless the Host and Airbnb for any accidents or incidents during your stay. In staying with us you agree to use and stay at your own risk.

-TERMS and CONDITIONS: Any person who stays at this property through an Airbnb reservation agrees to the following terms and conditions:

(i) Entry onto the Host's premises is entirely at your own risk; and

(ii)the Host disclaims any liability, and shall not be responsible for any personal injury, property damage, loss, damage or any other liability whatsoever arising from or in connection with a reservation made through Airbnb and/or a person's presence on the Host's premises. Any person who enters upon the Host's premises as a result of an Airbnb reservation agrees to these House Rules and Terms and Conditions.
