Overall very enjoyable. Location was perfect and property management was pretty responses to our requests. Carpets needed a deep cleaning and there were bugs/gnats in the skylights that should be cleaned out.

We loved staying in this condo. It was the perfect size for our family of 6. It was well stocked with paper products and soaps. Check out instructions were simple, and the company was very easy to contact. It is right on the bike path, so you can';t beat the location or the views. We are already planning a return trip.

Great location for Catalina and Balboa and Newport Beach.

The unit is lovely and spacious. It's only one block to the ferry and boardwalk, and close enough to the ocean to hear the waves breaking on the beach at night. The kitchen is modern and well stocked. The bedroom carpets needed to be cleaned, hopefully that's done before the next renters. In general we had a wonderful time and would love to come again.

We had a great experience. We are family with 3 kids ranging from 15-22. Each kid brought a friend and there was plenty of room for us to spread out and it was a perfect location that was right in the middle of everything. The condo was clean and updated. There is was no A/C in the unit but the weather was perfect for open windows. The unit came with 2 secured parking spots which was a big plus. We would definitely stay there again.

I was traveling with my husband and 16 year old daughter for Spring Break. The condo was very clean (and I'm picky), every amenity we needed, beds were super comfortable, a good location (with the exception of Newport Beach/Balboa Peninsula traffic if you plan on coming and going off the peninsula which we did a great deal of touring all around the area. Great location for beach and boardwalk (we were happy to be on the 3rd floor). The management staff was exceptional. Peter took care of all of our needs and requests immediately. We were happy and surprised to find beach chairs, bikes and a beach umbrella provided and really enjoyed biking along the boardwalk. It was a safe location (we were always inside after dark though!). A tad noisy with nightlife until about 10-11pm but that was part of the ambiance. We would stay here again for sure! Thank you Newport Beach Vacation Rentals!

We rented the property during Christmas back in 2020 when we were in the middle of the pandemic. It was a great get away from home and still be safe. The apartment was clean, neat, and the view was breathtaking. We barely needed any support from customer service as every thing was explained very well in the guest guide. I highly recommend this property for a beach vacation and I would love to go back again soon.

This is a top floor unit with an excellent, unobstructed view of Catalina from the patio and the living room. We've rented in this area of Newport before, but this was our first experience with Newport Beach Vacation Properties. They were very accommodating This is a busy, touristy part of Newport, so noise can be an issue, particularly during the summer months and the holidays. The units directly face a large city parking for beach goers. You should expect noise at night as well. There's a lot to do within walking distance and within 10 min bike ride on the bike trail that's right in front of the unit. There are two bicycles and two fold out beach chairs in the garage. The king bed in the master bedroom and the queen in the second bedroom are very comfortable. The mattresses on the bunk bed are amazingly thin, no good for anyone above the age of 10-12. The living room and the master bedroom have nice hardwood floors. The other two rooms could use new carpet, the stains on the existing carpet are a definite turn off, as are the stains on the sofa cushions. The kitchen is well-equipped and modern. As advised by the rental agency, do not bring a full-size SUV with you if you plan to use the two underground parking spots, the clearance is very low. I have to emphasize how great the property management company treated us. I left one of my favorite shirts behind. Housekeeping turned it in to their office and Peter at Newport Vacation Properties mailed it back to me.

We had a lovely time at this Newport Beach oceanfront property which met all of our family needs. We stayed for two nights and I wish checkout time was a little later than 10am. The property was beautiful and very clean.

Great location near everything. Walking distance to ferry to Balboa island. We had a great time had plenty of room for our family of four. There isn't an AC so be sure to know the weather before you arrive but three of our five days AC was not needed. We will be back!

I just wanted to start out by saying that Vicki was Awesome to work with from the beginning to the end of our stay. Everything from the property description, the location was spot on, The unit was updated and had everything that a family could possibly need for a very enjoyable and relaxing experience. Love this place. Close to the beach, pier, shops and Disneyland. Did not have any problems, place was nice & clean and well stocked up. Will stay again.

Love this condo. Great location for walking and riding bikes. Across from the Fun Zone and ferries on one side and the beach and pier on the ocean side. Sunsets over Catalina on the horizon were incredible.

The location was nice and in a great location. It had a nice view and was in good shape. The downside was no ac and the unit was a bit hot so we had to sleep with windows open which was nice but due to the location a bit noisy at night and early morning. If had ac then could shut windows and have a nice sleep. The other bummer was the skylight in the bunk room where the kids sleep would wake them bright and early, would have been nice to have a cover on that. Otherwise the place was great! Clean and in a great spot.

great location and amazingly comfortable beds

My stay at this vacation condo was seamless. The directions were written to a T, location was amazing and the condo was great. It is really a beautiful condo, pictures do not do it justice. There are plenty of activities to do, restaurants close by and a great burrito shop just downstairs. This was a great little getaway and I will definitely be back.

The place was very was updated very cute..the location was really fun, our bikes and beach chairs were safely locked up, our car SUV XL...fit in the parking was a close one was loud being on that corner with the street sweeper and the cars and people, the neighbor did come and tell us to keep it down one night at like 8.....that was the only was great..

I read the reviews on this place before booking and noted the "noise" factor. We packed our white noise machine and as long as we closed all the master bedroom windows at night (including small bathroom window), we had no issues with noise. The check-in and check-out process was very smooth and simple, though it would have been nice if check-out had been a little later, as our flight did not leave until after 5pm and we had to be out by 10am. The house was exactly like the pictures and extremely comfortable, not to mention, the location couldn't have been more perfect...very convenient to everything. Being from Texas, I was concerned with the unit having no AC but with the small fans in each room, we slept very comfortably. I would definitely stay here again!

We had a great stay in this clean, nicely appointed, airy, condo. The location for our family was perfect. The beach directly in front of the condo has a sharp drop-off and the week we were there the waves were huge however a very short way down the beach at Newport Pier, the beach was perfect for small children, teens and adults alike. Walking to the water, the pier and the Fun Zone takes 2-3 minutes. If you are tempted to eat at the iconic Crab Cooker across from the Newport Pier just know the menu offers only fish, has no kids menu and has limited sides to offer. The crab legs however, are delicious and meaty. Also, if you want to take a day trip to Catalina I recommend you make reservations far in advance of your stay, we did not and were unable to take that trip on any day during the week we were staying there.

My family of five had a wonderful week in Newport Beach. The condo was a fantastic location, walkable to many places, especially the beach. The fun zone was great for kids, renting bikes for the bike path and all the local restaurants were great. <br/>The condo was clean and had anything you could need for the week. It was warm during the day, but there were good fans in each room that made it comfortable. Laundry in the unit came in handy too and the parking garage was perfect for the coming and going.<br/>If we get to the west coast again, we would definitely rent this unit in the future, the management company was very helpful and available for any questions or issues all week. <br/>Thanks for a great stay!

We had a great time in Newport Beach. The location of the condo is excellent. Close to everything. Fishing, restaurants etc.

We loved the condo. It was really decorated beautifully and very comfortable. The location is great for walking everywhere. It is on the corner of the building so it can be a little noisy from the street but that did not bother us. <br/>Nice to have parking.

The condo has all the amenities you would need and the location can not be beat.Close to everything in the Balboa area. Park in the reserved parking space and enjoy all that Balboa has to offer , all within walking distance.Some reviews complained about the noise level ,but we never found that to be a problem ( you are right by the pier and beach so there is going to be some noise , but that is to be expected). The bedrooms are very comfortable and the views from the family room are awesome.Would definitely stay here again.

We were very happy to land at this condo for the few days that we were visiting family nearby. It was clean, comfortable, very equipped and nice with all we needed for the few days. My husband and little one were happy in the space and was nice that the beach was nearby and even a park there for our kiddo to play on. Not much in the way of good breakfast or coffee nearby....but we were close to where we needed to be for family, so not a big deal. We were very happy here!<br/>

We returned this year to this property after having stayed last year for a month in January. As before, everything was just perfect. The unit's location, appearance, size, view,convenience to the bike way, pier, beach, and Balboa Island were exactly what we wanted. The underground parking with two spaces was also a great feature. We hope to come back sometime, and would definitely recommend it to someone else. Interaction with the rental team was very prompt and professional.

The property was excellent, and the view of the ocean was magnificent. The board walk( bike lane) was great for the morning walks. The weather was great, only 3 days of clouds and wind. Central location was great.

I had a few issues with the units HOA & property manager, but Zabrina at Newport Beach Vacation Properties made sure that all was resolved and was quick to react to ensure that everything went smooth in the end. Thank you so much Zabrina for all of your help I don't think I could of had better service than the one you provided. The unit itself is a very beautiful unit in a great location the views are great from this unit. the cons is there's NO AC and it was a little humid during my stay, but overall when your dealing with top notch associates like Zabrina at Newport Beach Vacation Properties it makes everything even much more worth while. Everything went well. You need only bring food if you wish to cook, if not, there are plenty of local places to eat (and drink). Plenty of activities and gorgeous sunsets.

The condo unit was exactly as described in the VRBO description; beautifully furnished and very clean. Check-in was the easiest process I have ever encountered. The front door is coded and prior to our trip all access codes were emailed to us. We never had to "check-in" with anyone. It was a warm weekend; so we contacted Ed (the property manager" and he was extremely helpful. He went out and purchased 2 oscillating floor fans for the unit which was a big help. Ed answered our questions and more than willing to assist. I also want to thank Jamie who handled our reservations. She was courteous and professional and answered all our questions prior to arriving at the condo. Thank you Jamie! Just a few items the owner might consider: a blind in the 3rd bedroom window (outside staircase light which remains on at all hours, shines into this room) and a screen door on the arcadia door in the living room. Other than these two items, the place was beautiful, location was perfect for our trip, and the people involved in the booking and management were exceptional to work with.

Lovely, well equipped, immaculate condo in close proximity to beach, restaurants, small shops. We didn't need a/c; the unit is cool enough without it. It is on a busy corner, so if you require quiet, it might not meet your expectations.

Stayed for a quick weekend beach getaway. Arrived late only to find out I was given the wrong code to open the front door. After half an hour of waiting, they finally found someone to give me a couple of codes to try. Condo was beautiful and well decorated. No air conditioning which normally wouldn't be a problem but on super hot summer days, makes for an uncomfortable stay. Everything is convenient but location is noisy which is the trade off for being in the heart of the action. In general we enjoyed our stay, kitchen was well equipped and everything was clean and in order.

Great location. Cannot park large cars (Cadillac Escalade) in either of the 2 reserved stalls under the building (ceiling too low). The building is old but interiors are newly refurbished (as of 3/2018). Unfortunately construction going on in the building had us cut our stay short because they started early in the AM and it shook the building most of the day. Management was easy to work with and they have an excellent smart phone APP that helps coordinate all the info / directions for keys, pass codes, etc.

My family and I stayed in this property over Spring Break. This location is PRIME! Right on the boardwalk and views of the ocean make it amazing! The Balboa Ferry and Fun Zone are only a block away. There are a lot of little shops and restaurants nearby. The unit is in great condition and definitely would recommend it! We plan on going back again!

We had a wonderful time with our family the week of Thanksgiving. This unit was perfect and in the perfect location. We would do it again when possible!

We enjoyed the location of the rental as it was just steps away from the beach. We also appreciated the security that the gated unit provided. The condo was very clean and in good shape; it easily held our extended family of 9. The vacation rental management staff was very helpful and quickly responded to all of my questions via text.

The place itself was amazing. Right on the beach and it was beautifully updated. Zabrina took care of us during our stay. Any questions we may have had were answered through the phone app and email ahead of time. The checkout process was simple. I can definetly say that we will be using Newport Beach Vacation Properties for our next Newport Beach vacation.

We rented the property for a weekend to finish out a business trip. It has a fantastic location, right on the beach. Everything was great. Our only complaint is the cleaning fee is about 2-3 times what anyone else has ever charged me on VRBO. But if you are looking for a nice condo on the beach in a great location this is your place.

This is the second time I have rented this condo, right on the boardwalk and beach, steps away from the Fun Zone!! This condo is spectacular!! Updated, spacious, beautiful! I recommend this highly, without reservation. I will book again.

We had a wonderful vacation and our condo had a lot to do with it. Its location and cleanliness were above average.

We had 8 women stay in this rental comfortably. The location was great and the amenities were wonderful. We would only request stronger fans for us Texas girls :), it got a little warm at times, a mirror in the room with bunkbeds and more towel hooks. Other than that the condo was fabulous!!!
