Avila Beach Townhouse Rental - Short Walk to the Beach Beautifully Furnished 2 Bedroom, 2 Bathroom Townhome 1.5 Blocks From the Sand. Sleeps 6. Fully equipped kitchen with stainless steel appliances and K-Cup Coffee Machine. The living room has a flat screen, dvd, fireplace, and sofa sleeper. Dining Table seats 4 and breakfast bar with 3 stools. Master bedroom, located downstairs, has a King bed, flat screen TV. Master bath has a soaking tub and separate standing shower. The second bedroom, located upstairs, has a Queen bed. Washer/Dryer. Deck with KitchenAid gas barbecue.

First the bad news.. TV's provided were of a substantially lower quality than advertised and some of the furniture was missing. The kitchen was not reasonably equipped to cook anything but the simplest of meals. And lastly, ONE of the property managements employees argued with me that they did not have to take responsibility and that there was nothing they would do.
Now for the good news. Subsequent property management persons did take responsibility and did resolve or at least attempted to resolve the issues. A newer TV was provided as was the essentials for cooking. for this we are very thankful and it made all the difference in enjoying a wonderful week at Avila Beach. I would recommend this property if the above items were permanently corrected.
The Master bedroom on the ground floor was large with a fantastic bathroom and very comfortable king bed. The second bedroom on the second floor was nice too, but I'm pretty sure it was only a double bed. The kitchen was great to cook in, although it could use a few more utensils for cooking. The living area was not comfortable to relax or lounge in--the sofa is small, there is no coffee/cocktail table and the two chairs are basically non-functional as actual sitting. Avila Beach Rd--the main highway connecting the beach to 101--runs a few hundred feet outside of the back of the condo, so traffic noise and light from the stoplight at the intersection seep into the master bedroom through the floor-to-ceiling windows that lead out onto the small patio. Lastly, the gas grill is pictured in the description of this unit, but it should be noted that the grill is filthy and the metal grill slats are rotten, rusted and crumbling--completely unusable.
Again, overall we enjoyed the stay and would consider coming back. The condo is modern and clean, and the garage is a huge bonus. The beach is a five minute walk down San Miguel, which you can't beat. But the uncomfortable living room and the traffic light/noise from the main road are issues to consider when spending top dollar for a vacation rental.
Husband and I slept in the master bdrm on ground level. Hearing activity/walking above, in living/dining room, was only thing that I could speak of that was a challenge.
My complaint isn't with the property but with the property management company. This house is about 7 miles north of the office, so after wine tasting on our way down, we had to drive all the way to Pismo to pickup the keys and then back to the house. Same for checkout-you have to drive all the way back down to Pismo and then backtrack to head home. It's really inconvenient if you're coming from the North.
Additionally, during the contract process, they had to send me the contract a few times for my hard signature. It was a lot of back and forth. I think having an electronic contract through echo-sign or docusign would make everyone's life SO much easier when dealing with this company.
Lastly, this home boasts a gigantic bathtub in the suite downstairs but the jets didn't work! Really disappointing. We tried to call maintenance but since we were there over a holiday, there was no answer. That was a real bummer.
All in all, the house was great but the management made things more difficult than they needed to be.
This isn't a VRBO, though, it's managed by a vacation property company called Coastal Vacation Rentals. You need to go to their office, eight miles away in Pismo Beach to pick up a key. That is probably fine for most guests but was inconvenient for us. On the flip side, Coastal Vacation Rentals was responsive when we didn't find the pack and play in the unit that we had requested. They brought a new one to us on the same day.
When people walk on the hardwood floors of the kitchen/living room, above the master bedroom, it is loud. If everyone is going to bed at the same time, this won't be a problem for you.
Secondly, the pictures do not do this home justice. It has a very nice spacious master suite with a super comfy king bed. The upstairs ceilings are vaulted which gives the home a very airy spacious feel. The kitchen is wonderful! (Please get a kettle!!) living area is really comfortable too. We have a 7month old and this house was perfect for our family vacation.
There was only a few small downsides... there is construction ongoing next door and it can be a little noisy in the morning(7am). It didn't bother us too much as we are usually up and about at this time! Also collecting and dropping the keys in Pismo was a bit inconvenient as we were coming from the north.
Overall, the whole experience of renting this home was really good and We were delighted to find this beautiful home! We will be back.
