A shout out to Ken at Coastal rentals who was very helpful over the phone and in person when we arrived late Sunday evening.
very nice condo. excellent location.
One tiny criticism is that the pots for cooking were old and in bad shape, but I wouldn't change my overall review for that as that's par for the course. Next time I will remember to throw one in the car.

The place was very clean and well kept. It was a very convenient location so we only had to drive to go kayaking in Avila Beach and to rent some ATV's. Otherwise we left the car in the garage and just walked.
I would certainly recommend this especially if you want to be right in the hart of things or if, like us, you have teenage kids and don't want to have to shuttle them around.
The only problem we had was no wifi when we arrived and as the office had closed by the time we realized we tried to fix ourselves. The modem and router are in the closet in the kitchen and it appeared someone had put the vacuum on the router, easy enough.
1) upstairs bathroom had mold/broken molding near tub and overall had very poor ventilation
2) several electrical outlets in the upstairs bedrooms had broken or missing covers, exposing wires
3) sleeper sofa was inoperable
4) refrigerator door has some issue which doesn't allow it to close as it should, if you weren't careful, it appeared to close but did not. Bottom panel on frig kept falling off...
5) Carpets were very dirty.
Highly recommended to anyone that enjoys a beach getaway.
