It's the perfect getaway, very spacious, great location and unforgettable views ...

Need to update your furniture especially the mattresses. They are very uncomfortable. Also the toaster was not working. Something is wrong with the TV as well, the sound is very bad and hard to hear.

We stayed with our whole family (7 persons) for 5 nights. We had a great time and enjoyed our week. Everything was clean, the location is perfect.

Over all the place was great . Loved the larger patio and location with parking . Only issue was the up stairs guest walking around making noise all night long and the neighbors next door the first night. But over all we had a blast . Would get it again .

Great location! Wonderful patio for hanging out and dining. Large kitchen and dining / living room. Easy access to get into the house. Easy check-in and check-out via using the company's app.

Response from the main office was excellent. When I needed something fixed they were on it immediately. Rooms furniture really needs updating, especially the mattress. Not comfortable and the noise is really loud on the back main room from the street and did not sleep well. Other then that, it was a good stay overall.

This beach front home is just south of the Balboa pier and close walking distance to many venues in Balboa. The patio on ground level is very spacious for eating or lounging amd watching the world walk by. The only very slight negative would be the inability to actually see the ocean, because of the sand dune build up to protect properties from ocean run-off (I think this is why).

We loved the location of this home. It was spacious enough for the 8 of us and had a great patio to entertain friends on that came to visit.

This is our second year staying at this property and we were so happy once again. The house is not the biggest but it has everything you need to enjoy the beach. The house has 4 bedrooms with comfy beds and 2 bathrooms. Each bedroom does have fans which is nice. The kitchen has everything you need and was stocked with soap and some things. I brought my own Clorox wipes and cleaning products because there was none to keep house clean. They do have a washing machine and dryer on the premise which is a plus. The patio is the main thing we love. So relaxing to listen to music and play games or just enjoy coffee or cocktails. It's a great spot near the parking lot of you want to invite day guests. Also so near all the restaurants and bars and fun zone!

Planned a week at the beach to escape the heat and couldn't be happier with the place. The unit was clean and well stocked. The location is perfect...right on the beach and close to several fun places to eat. Quieter than being closer to Newport Pier which is what we wanted. Parking spaces are a huge bonus. Would definitely stay there again.

4 day weekend for a 50th Birthday get away! Balboa beach community was fantastic!

We thoroughly enjoyed our stay at 1005 E. Balboa! What a location! Waking up to the surf & sand is the most beautiful way to start your day! We were in the lower unit and loved it for 2 reasons. 1. The patio is extremely large for beach/boardwalk homes & 2. It was so nice to walk out the cute white fence gate right onto the boardwalk & the beach! We loved playing on the beach volleyball court near the front of the house! We enjoyed the fire pits in the evening for s'mores & relaxation! You can see Balboa Pier from the house and it's a short walk there and to all the cute shops available! In the morning we would walk to Balboa Lily's coffee shop & in the evening walk to the different restaurants for dinner. Our kids loved the donut shop at Balboa's Fun zone! The house is close enough to enjoy all the surroundings, yet far enough away from the pier crowds to relax. Our family was happy with the furnishings inside. Beachy, clean & cute! The house was very clean. The kitchen, dining room & living room was very spacious with an open room concept that was wonderful for our family to all be together while cooking, dining & relaxing! We did make the most of the large patio right on the sand as well! The 4 bedrooms was a plus! They are small, but that's how most beach houses are down there. And we weren't really “hanging out” in them. The only thing is there could be more towels if you have a full house. But, we utilized the laundry facility in the garage. Despite Covid, thankfully Newport Beach is open while also maintaining safety precautions for the public. You will absolutely love this house right on the sand and the gorgeous beach location! And last but not least - the staff was a complete delight to work with! Lindsi was wonderful with booking and answering all of our questions! Check in & checkout was a breeze! They were accessible via text & phone. We will definitely use this company and house again! Thank

Wow! Great place to stay! Beautiful scenery, plenty of peace and quiet, lots of room in this exceptional four bedroom home and tons of entertainment for all ages. We can hardly wait to return!

Location was ideal for various activities in and around Balboa. We really enjoyed the people watching as they walked and rode by on the boardwalk. Kitchen was well stocked will basic items. Bedrooms on the smaller size, but considering age and design, it's not a deal breaker. Overall, the spaciousness of the kitchen, family room, eating areas and outside patio are what really brought us to this property.

We spent a week here. The home was perfect. We had our family for the weekend. Everything was good n walking distance so we didn't have to drive much. Although we were on the beach we could not see the ocean from our patio and that was disappointing but it was a short walk down the sand to the water. The pier was right there which made sunset views spectacular. Lindsey was very helpful when I booked and helped me get everything in order for our trip. The house was clean and had everything we needed.

We loved this house. It was clean when we arrived. It has 4 bedrooms and nIce decor. One bathroom is in the bedroom with the double bed. The other bathroom is in the hallway with the other bedrooms. The kitchen has everything we needed. The patio was the best part, right on the beach walkway. Great having your coffee out there. There is public parking very close to have day visitors over. There are fire pits on the beach too. Great location, everything in walking distance. Just a reminder that there is another apartment above you.

Location was great! The property was clean however I was not impressed with the sofa and the comforters. It definitely needs to be replaced. Also having 2 parking space was a nice bonus. But overall great experience!

I really loved the location of this property. It was a perfect size for my family. There was a lot of room inside and everything was very neat and clean. Everything we needed was in walking distance except the grocery store. There was plenty of room to park in the spaces provided, but it did get a little tight as there are other tenants and there were a bunch of cars stacked up next to the space. I loved the kitchen. The house has a lived in feel and was cozy. There is three stories and the tenants upstairs were a bit noisy, but that was to be expected. I would recommend that any future guests bring their own pillows because the one provided on the property were thin and tired. I also think the bedspread and mattress covers could use an upgrade or a deep cleaning as they were old and tired too. Overall, we would stay here again. We had a great time!

This spotless gem was located in a perfect beach front location near the Balboa pier. The house was near great bars, restaurants and plenty of beach activities. Park you car rent some bike and ride all over this wonderful peninsula. NPBVP was very accommodating and flawless to work with. Thank you for facilitating a wonderful vacation!

We had a great time. The location is great, close to restaurants, the water, the fun zone. The hosts were lovely and the house is updated and clean. We were really happy with this rental and definitely recommend it!

This place is absolutely gorgeous... It is clean and the location could not be any more perfect. Had a golf outing this weekend and it was so nice to come back to and just relax on the huge open patio. Everyone is so friendly as they walk by and always say hello. The inside is huge with 4 really good size bedrooms and a living room/family room big enough for everyone to be comfortable.

We had a great time at this property. Everything thing we needed was provided. It was amazing to just walk out the patio doors and step onto the sand. Our point person was friendly and called to check on us which I was very thoughtful. We will definitely come back!

Our family enjoyed a reunion at this lovely house. It served as the hub for all of our activities because it has so much to offer. The kitchen was perfectly appointed. We used the grill when the weather was favorable and enjoyed people watching all day. In the mornings we rode bikes along the strand. We even had a few local family members drop in and parking was never an issue. The proximity to restaurants, the pier, shopping... everything make this an ideal getaway location. We'll be back!

Best feature about this property is the location. Easy walk to Pier, Ruby’s, ferry to Balboa Island. Main room is a good size with open kitchen/dining/living area. Kitchen and bathrooms have been updated and are nice. Upholstery on sectional is very worn and filty dirty. Matresses are tired. At net cost of nearly $900. per night for our weekend, I expected better.

We found the property to be exactly as advertised. There were no unpleasant surprises, which is very reassuring after traveling a long way to an unknown property. The unit was clean, bright, welcoming and very well appointed. The patio was a superb spot for breakfast, enjoying the morning sun and the sound of the surf. We were a group of six adults, with two rental vehicles and found that there was plenty of room for us in the unit and for our vehicles to be parked on the property. I would recommend this property to anyone.

Unit A at 1005 E. Balboa has 4 bedrooms and 2 baths. Everything has been remodeled and is, not only beautiful, but very comfortable. Beds were OK but memory foam mattress toppers wouldn't hurt. Additionally, the master bedroom only has a double bed in it, which seemed odd. Additionally, the pictures of the patio show a fire pit feature in the corner that isn't there (we were really looking forward to that). Finally, THERE IS PARKING, a minimum on 2 real places onsite and readily available offsite. Overall, it was a great place and we hope to come back next year.

The house itself was beautiful and spotless. I did a lot of cooking and the kitchen was lovely and spacious. Every utensil I needed was there. The only disappointments were not house related but noise related. The house next door was getting a new roof, so there was a lot of noise every day. Additionally, the sand was getting moved directly in front of our house all week so we had constant beeping all day long from the machinery. It would have been nice to know about these things before I booked. I definitely would have chosen not to stay at this property had I known about these distractions ahead of time. We had a vacation, but absolutely no rest. Not to mention the fact that our car was caked in sawdust from the roofing project. It was just a let down for the money we spent. Also, the photos of the house showed a fire pit on the patio which we were looking forward to using, however it was not there when we arrived. Luckily there were beach fire pits close by. I would rent this place again as long as I knew there were not so many noise distractions.

Great location, had a few issues: upstairs tenants were noisy late at night, one full size bed needs replacing, others were fine. Last day we found lots of ants in kitchen, minor annoyance. Most needs were met, but a few paper napkins would have been nice to get started. Also, there is one broken patio chair on side of house which was there from beginning, we didn’t break it. House is nicely decorated and remodeled areas are well done. Location was the draw and we were happy with that. All in all, a 4 star rating is pretty good.

At first i was a little nervous about having neighbors on the 2nd and 3rd floor but everything turned out really well. Perfect location, boardwalk wasn’t too crowded. Kids were able to play in the sand while us parents were in the patio. Also, before renting this place I looked around everywhere in balboa and saw that it had the biggest backyard of almost all of them in its price range. Plenty of space inside and out. Our family was very happy. I highly recommend this place for families only. We’ll be back. Also, a very special thanks to NBVP, they were great.

We had a wonderful stay in this property. The location was perfect for our short stay. Home provided all the necessary basics. I'd love to go back.
